You don't need a window washer, a landscaper, a pest company, and a gutter cleaner. We run all of it on one schedule with one monthly rate.

  Streak-free glass, screens, frames, and sills.
  DEBRIS BLOWING
  Walkways, driveway, porch, and patio cleared before guests arrive.
  LANDSCAPING
  Mowing, edging, weeding, and trimming so the yard stays tidy.
  IRRIGATION
  Sprinkler heads checked, aligned, and fixed. Leaks reported early.
  PEST CONTROL
  Webs, nests, and ant trails handled before guests see them.
  TRASH VALET
  Bins taken out for pickup and brought back in, then put in order.
  GUTTER CLEANING
  Leaves and debris cleared so water drains and does not overflow.
  PROPERTY CHECKS
  A full walk-through every visit, with anything we find reported to you.

Add-ons: Handyman work and bin cleaning are quoted separately and are not part of the regular package. Handyman covers small repairs we spot on a visit, like a loose fence board or chipped paint.

This is the list our crew walks through at your property. You don't have to ask, and you don't have to be there.

WINDOWS AND GLASS

• Streaks, spots, and hard water buildup
• Torn, dented, or missing screens
• Dirt on frames and sills

LANDSCAPING

• Overgrowth on walkways and driveway
• Dead plants and weeds in beds
• Clean lawn edges, no bare or brown patches

IRRIGATION

• Clogged, broken, or misaligned sprinkler heads
• Runoff onto hardscape or the neighbor's lot
• Standing water and visible leaks

GUTTERS

• Leaves and debris built up in gutters
• Clogged or overflowing sections

PESTS

• Webs at eaves, corners, and entryways
• Nests, ant trails, and wasp activity
• Signs of rodent entry points

TRASH AREA

• Tidy storage area with lids secured

GENERAL EXTERIOR

• Cobwebs on porch, railings, and light fixtures
• Entryway and doormat area presentable
• Exterior lighting working, including dusk-to-dawn sensors and porch lights
• Damage to siding, paint, or fencing

If we see a problem outside our scope, like a loose fence board or peeling paint, we still tell you about it. You hear about it from us before a guest does.

PHOTOS AFTER EVERY VISIT

You get a short report with photos of what we did and anything we found. You see the property the way we left it, from wherever you are.

No driving out for a look, and no waiting for a guest to tell you something is wrong.
